We didnt see any rates below 6 ever since we closed your loan which was the perfect timing right at the bottom. Since then, since trump tariffs announced, there are inflationary pressured so lenders have raised their margins.
Other than that, this lender also bought the rate down for you by 4 points and included that in their pricing – this si why you can see that buying down the rate is not available. Our auction team will check if rates went down for this lender – it depends if he relates his rates on the treasury or on another source
