اسمي هو ياريف جولان. I’m 45 years old, married to Lea, and father to Nofar, Liad, and Noam.
I’ve been investing in real estate for about 13 سنوات, and for the past 7 سنوات, I’ve focused on real estate investment in the الولايات المتحدة.
But my journey into real estate started by chance — I never actually planned to get into property ownership.
I was working in a senior position in the IT department of a large hotel chain in Israel. The job demanded endless hours, leaving me no time for myself and especially not for my family.
We were earning decent salaries, but it still wasn’t enough to cover our monthly expenses. Even after cutting back most of our spending, I couldn’t keep my head above water. Each month, I saw our bank account sink deeper into overdraft.
I was stuck in financial survival mode.
I knew I was managing things the wrong way. I understood that I had to increase my income — but I didn’t know how.
I wanted a better quality of life. I wanted to give my children access to extracurriculars and private tutors. I dreamed of driving a newer car, going on trips, dining out, and taking my family on vacation abroad at least once a year.
At that point, it was all just a dream.
I knew I needed something different — but I couldn’t afford to quit my job.
Still, I had this feeling that somewhere out there, something else was possible something I could enjoy, earn a living from, and still have time to spend with my family. I didn’t want to miss my kids growing up.
I found real estate by accident. I didn’t know what I was looking for or what solution would be right for me, so I enrolled in a general business development course. One of the sessions in the course focused on passive income from real estate investing.
I had no idea you could actually make money from real estate. I always thought a house was something you buy to live in, and a mortgage was something you take only once in your life. That’s what my parents taught me.
Then I realized one of the main advantages of real estate is that it generates الدخل السلبي .
Once you find and buy the property and place a tenant — it starts generating monthly income.
From there, the work is done. The income keeps coming, the loan gradually pays itself off, and your money starts working for you.
I was inspired. I thought to myself — I can do this too!

The night before I signed the deal, I couldn’t sleep.
I was full of anxiety — what if I can’t rent it out? What if I can’t keep up with the loan payments?
But I made the decision — and jumped in.
To my surprise, the apartment was rented out quickly and started generating income.
After taking that first step, things became easier. It took some time, but I kept going — I bought another property, and then another.
Each time I found a good opportunity, I found a way to raise the capital and financing to make it happen.
By 2010, I had purchased 10 investment properties in Israel.
But not everything went smoothly.
In 2008, the real estate market in Israel shifted drastically. Prices surged, and I could no longer invest the same way. I needed to look elsewhere.
That’s when I discovered that for the price of one apartment in Israel, I could buy four properties in the U.S. - و quadruple my income.

That’s how I began my journey into U.S. real estate investment.
The beginning wasn’t easy.
I didn’t know who to trust or consult with.

But once the problems began, I started digging deeper.

In reality, the properties underperformed.
I ended up with two vacant homes, unexpected repair costs, and no rental income.

That’s when I realized the hard truth: I had bought overpriced properties in weak areas.
Only after two painful failures did I learn my lesson.

Only once everything aligned, I went ahead and made my first direct U.S. investment — without Israeli middlemen.
